Roof Replacement and Proper Timing

Roof replacement, timely repairs can remedy problems related to your home’s roof. But in some instances, resorting to repairs is merely prolonging the inevitable.

When is it actually time to schedule a roof replacement?

Here are a few signs to watch out for.

The roof’s age

When was the last time the roof was replaced? Asphalt shingles can last between 20 and 30 years, depending on the care and maintenance you have invested. If the roof on your home is well over 40 years old, you’re long overdue for a roofing install.

“If you notice that your neighbors have scheduled the installation of new roofs on their homes, it is prudent that you follow suit.”

Curling shingles

Curling shingles come as a result of weathering and can signal potential leaks. Depending on the extent of the curling, you may need a new roof in one to five years’ time.

It’s getting hard for you to find shingles that match the ones installed on your home

There are some instances wherein you only need to replace just one section of the roof on your home. In most cases, that will suffice and get the job done. However, the main drawback of that option is that you are left with shingles that are mismatched in color. Instead of replacing just one section, consider replacing the entire roof. You’ll solve both functional and aesthetic problems all at once.

Cracked shingles

If there are a few cracked shingles on your roof, you can replace these. When the cracking is confined to certain sections, this comes as a result of wind damage. However, if you find cracked shingles in different areas on your roof, you may need to set aside some money for a new roof. Typically, when you see this problem, you will need to schedule roof replacement within three to five years.

Granules in the gutter

If you have asphalt shingles recently installed, it is fairly normal to see granules in the gutters. However, if the asphalt shingles on your home have been installed for quite some time, finding granules in the gutters is one key concern that you should not ignore. This means that the asphalt shingles have begun to deteriorate and are nearing the end of their lifespan.

Holes

If light and rain come through holes on your roof and you notice signs of moisture, you can opt for quick repairs on your roof. However, if there is structural damage and the roof was installed years or decades ago, the replacement of the whole roof may be the better option.
